November 2009
Active Listings = 966*
Listings Sold = 309
Average Sold Price = $185,500
Listings Under Contract = 256*
Average Days on the Market = 110

*As of May 2009 the way the Association calculates this number changed, so we have no accurate historical data to compare to.

As compared to last month, our active listing inventory decreased from 1008 to 966. Our listings sold went from 379 homes sold in October to 309 sold in November. Our listings under contract went from 362 to 256. Average days on the market went up slightly from 101 to 110.

Here is what is selling by price breakdown…

The Pasco City council passed an increase in the excise tax by .25% bringing it in line with what Richland and Kennewick charges.  The vote was close 4-3. Supporters indicated that with revenue being down it was necessary to provide services that citizens expect. According to The Tri-City Herald the increase should add about 400K to the capital improvement fund for the city.

What this means to the average homeowner is more taxes to be paid at closing. On a $200,000.00 home sale you will pay an additional $500.00 dollars at closing. For sellers in a tight postion, things will get a little tighter. I'm sure the escrow companies will like having all the rates the same to make settlement statements more uniform- they might be the only ones! Excise tax

It is always amazing how a long standing relationship can help move a transaction along, a lender that goes the extra mile for your team, a closing company that stays late to sign for that special client, a contractor that works on a bid for you over the weekend to keep your clients in contract. As we think about relationships more and more throughout the Holidays I am reminded how lucky we are to have great service providers and friends in the industry and community. When you are looking for a team that has a lifetime of relationships to help you with your real estate needs, give us a call (509) 727-8977.  If you need any referrals to these amazing folks,
