I don't know about everyone else, but this time of year isn't my favorite.  The holidays are over, the weather is cold (kind of), the flowers aren't blooming and there's only a few weeks left of football.  This is when I start to think a nice vacation to Hawaii is needed...

But, if you, like me, aren't in a position to take a tropical trip, let's see what we have coming up in the lovely Tri Cities!  There's quite a selection of events, including the Harlem Globetrotters, Riverdance, Toby Mac, BB King, Dancing Horses, and the Tri-City Americans Hockey games. 

So, hang in there!  We still have lots of exciting things coming our way.  Even if it's not tropical.

Knowing the basics of FHA loan rules helps you stand a better chance of selling your house or condo.

Make your house FHA-friendly, and it will appeal to more homebuyers. Why? Because the Federal Housing Administration is insuring the mortgage loans used by about 30% of today’s homebuyers. 

If your house passes the FHA rules, it will appeal to buyers who plan to use an FHA-insured mortgage. If your house doesn’t qualify for an FHA loan, you’re cutting out 30% of potential buyers. FHA is especially important to first-time homebuyers and those with small downpayments because it allows borrowers with good credit to make a downpayment as low as 3.5% of the purchase price.

Here is the Kenmore Team month end real estate market update for the month of December.

December 2010
Active Listings = 922
Listings Sold = 229
Average Sold Price = $205,700
Listings Under Contract = 188
Average Days on the Market = 60

As compared to last month, our active listing inventory decreased from 972 to 922. Our listings sold stayed the same from 230 homes sold in November to 229 sold in December. Our listings under contract decreased from 234 to 188. Average days on the market decreased from 68 to 60 this month.

$150,000 - $199,999 = 30%
$200,000-$249,999 = 16%
