Own a rental property? The IRS needs to know. We recently learned during our tax appointment from our accountant that a new law requires you to issue an IRS 1099 form to your handyman and other vendors.

If you're the owner of even a single unit of rental property, starting this year you must start tracking all vendors doing at least $600 worth of work for you over the course of the year. Federal law now requires you to send them an IRS 1099 form.

The requirement to track vendors and issue 1099 forms isn't new - it's something that larger rental property owners already must do. But last year when the federal government enacted the Small Business Jobs Act of 2010 (H.R. 5297), it expanded this requirement to all property owners, no matter how small.

It's that time again for another fun-filled weekend at the St. Patrick's School Annual Irish Games Festival held at the TRAC.

Every year is jam-packed full of activities to do, booths to explore, and music to hear.

The main band this year, Cambalache, a popular Seattle group will be performing Salsa music. Cambalache swings into action starting at 9 pm on March 18th. Before the band's performance be sure to catch the dancers from Tri-City based Salsa Con Rumba Dance Company. They will be giving beginner salsa lessons.

Then on March 19th beginning at  9 pm you will hear the classic rock party band from Oregon, the Phamous Phaces.

Music isn't the only thing to look forward to at the festival. Of course, there will be tons of good food from many

Here is the Kenmore Team month end real estate market update for the month of February 2011.

Active Listings = 979
Listings Sold = 157
Average Sold Price = $204,900
Listings Under Contract = 279
Average Days on the Market = 70

As compared to last month, our active listing inventory increased from 954 to 979. Our listings sold decreased from 161 homes sold in January to 157 sold in February. Our listings under contract however increased from 223 to 279. Average days on the market decreased slightly from 76 to 70 this month.

$0,000 - $149,999 = 33%
$150,000 - $199,999 = 28%
$200,000-$249,999 = 15%
$250,000-$299,999 = 11%
$300,000-$349,999 = 3%
$350,000-$399,999 = 4%

Benton County's code enforcement program is about to get tougher.

County officials have decided to reduce the time allowed for violators to correct their problems.

Currently there is a minimum of 74 days from the time a notice of violation is mailed to a property owner until a citation can be issued for noncompliance. That will soon be cut to 30 days.
